At the commencement of construction, our construction manager and supervisor will begin overseeing the site-based aspects of the project. That person will be in charge of overseeing all parts of the site construction, for the entire duration of the project and will have a complete knowledge and command of all aspects of the project as they arise. The supervisor is in charge of all subcontractors and of our own staff of carpenters as they participate on site. The supervisor will participate in our regular meetings, will help develop the final schedule, and will be in charge of maintaining that schedule. The supervisor will set up an on site office, with a phone, fax, and storage of a complete set of all documents and drawings generated by the clients or designers.
During the process of construction, at least one of the partners will also be at the job site at some point each day to review questions, changes, and problems that arise. The partner will participate in weekly site meetings, and will work to provide ongoing timely pricing as areas of the design are completed, or as new ideas arise. We can also respond quickly to any unforeseen conditions that are uncovered. Although preparation can eliminate most problems, some are impossible to predict. The key is realizing these problems as early as possible, figuring out a solution quickly, pricing that solution, and getting it implemented, without interrupting the flow of the schedule as defined. Again, communication is very important.
