Having selected Gilman and Guidelli for your project (we hope!) the next step is to develop the exact scope of work, and the corresponding budget and schedule. We usually start regular meetings right away to review ongoing planning issues, to review pricing, and to help clients and architects get ready for construction. At this point, we will help architects and clients prioritize their decision making based on the regulatory needs of the community, the state of the contract or budget, and the longest lead time items affecting schedule.
We can also help to define the list of drawings and decisions that will be necessary to streamline the design process. It is not uncommon to go through a number of budget and design iterations before arriving at the best possible scope for the work. The goal here is twofold: One, to start construction with a comprehensive set of plans and specifications that accurately describe a project, and a budget and schedule which accurately reflect those plans; and two, to have those plans and budget reflect the client’s aesthetic, practical, and financial needs.
